The challenge
Turnover is the most expensive line in property management, and most operators treat it as weather: unavoidable, unmanageable, absorbed every spring.
What I did
I rebuilt the year around the resident instead of the lease. Suites turned properly before keys change hands, a maintenance clock that starts the moment someone calls, and site teams hired for character so the building has a face residents recognise.
The result
Renewal stopped being a season and became a by-product. Ninety-eight of every hundred residents choose to stay, which quietly removes the largest cost in the business.
